Pender County Real Estate Market Update (April 2026): What Buyers & Sellers Need to Know

Here’s a breakdown of what happened April 19–25, 2026.

Market Overview

Across Pender County, inventory remained stable, with 427 homes decreasing slightly to 426 homes .

However, buyer activity slowed:

  • Pending sales dropped from 52 to 45

  • Closed sales decreased from 33 to 28

At the same time, prices saw a significant increase:

  • Average price per square foot rose from $233.17 to $300.90

Additionally, “Coming Soon” listings increased from 6 to 10, signaling more inventory may be entering the market soon.


Local Market Breakdown

📍Burgaw

  • Active listings remained steady at 45

  • Sales activity increased slightly

  • Days on market increased from 108 to 111

👉 Takeaway: Stable market with gradual movement


📍Rocky Point

  • Active listings increased slightly (18 → 19)

  • Sales dropped significantly (7 → 2)

  • Days on market improved (57 → 51)

👉 Takeaway: Buyers are slowing, but homes are still moving faster


📍Hampstead

  • Inventory decreased (218 → 208)

  • Pending sales increased (23 → 30)

  • Closed sales decreased (16 → 11)

  • Days on market increased (93 → 97)

👉 Takeaway: Still the strongest and most active market in the county
